Kokomo developer Scott Pitcher will seek to have a parcel of land near the Indiana University Kokomo campus rezoned for multi-family residential at the Kokomo Plan Commission meeting Tuesday.
That’s one of two rezonings Pitcher has on agenda for the meeting, 7 p.m. Tuesday at Kokomo City Hall.
Speculation has surrounded the 2.8 acre parcel at 2110 S. Lafountain St., which sits catty corner from the IUK campus, and has long been seen as a potential site for student housing.
For many years, the property was an eyesore. City of Kokomo officials sent work crews on to the property several times to perform forced cleanups, hauling off dozens of junked vehicles and mountains of trash.
Two years ago, the longtime owner of the property, Roger McConnell, lost the property in a tax sale. It was purchased by Mesaba LLC, who Pitcher will represent Tuesday.
The multi-family residential designation Pitcher is seeking would allow for the construction of one or more apartment buildings at the site, which sits on the southeast corner of Lafountain and East Boulevard. The property is currently zoned Very Low Density Residential.
Pitcher is also seeking a rezoning of the former Kokomo Fire Station 4, at the corner of Webster Street and Lincoln Road.
Pitcher swapped a downtown property for the rights to the old fire station building. He’s seeking a zoning change from Institutional Uses to Office Commercial.
In other business
The last piece of business on Tuesday’s plan commission agenda could be the item which draws the biggest crowd.
Kokomo bar owner Dan Dumoulin is bringing back a rezoning petition the plan commission rejected last spring.
Dumoulin has been seeking permission to turn the vacant gravel lot at the corner of Berkley Road and West Sycamore Street into parking for the bar next door, The Filling Station.
Neighbors have long opposed parking on that quarter acre of land, citing noise and diminished property values. Dumoulin is seeking a change from Medium Density Residential to Small to Medium Scale General Commercial for the property.
